Three ways, all free, all under two minutes. Request one online through the home evaluation page, call or text 778-715-9988, or email [email protected]. Someone gets back to you within one business day to arrange a walk-through, usually within the same week. There is no cost and no obligation to list.

That is the short answer. The longer answer is what most people actually want to know, which is what happens after you book and whether you are signing up for a sales pitch. You are not.

What a home evaluation actually is

A home evaluation is a price range for your property based on what similar homes in Fort St. John have sold for recently, not what they were listed at. That distinction is the whole ballgame. Asking prices tell you what other sellers hoped for. Sold prices tell you what buyers were willing to pay, which is the only number that matters when yours goes on the market.

Comparables get pulled within a $100,000 spread of your property. In this market, three things move the number more than anything else: the age of the home, its position relative to 100 Avenue, and what has actually been updated inside it.

You will also hear this called a home valuation, a market evaluation, or a comparative market analysis. Same thing.

What happens during the visit

It is a walk-through of your home, not an inspection. Nobody is crawling into your attic or running your furnace.

What gets looked at:

  • 1. Conditions and updates. Kitchens, bathrooms, flooring, windows, roof, furnace and hot water tank. Ages matter more than brands here.

  • 2. Layout and functional space. Finished basement square footage does not count the same as main floor square footage, and buyers price it that way.

  • 3. Lot Size, shape, parking, garage or shop, fencing, and whether it backs onto anything.

  • 4. Servicing, if you are outside city limits. Well, cistern, septic, lagoon and winter road access change the buyer pool completely.

  • 5. Anything a buyer will ask about. If there was a renovation, that is the moment to mention it. Permits and receipts affect the price you can defend, and it is worth gathering that paperwork before you list rather than scrambling at subject removal.

Expect honest feedback on conditions. Unrenovated condition is the single most common reason buyers walk away from homes in Fort St. John, and hearing it early is worth more than hearing it after six weeks of no offers.

Home evaluation, BC Assessment and online estimators are three different numbers

Your BC Assessment notice is a mass-appraisal figure calculated as of July 1 of the previous year, across thousands of properties, by people who have never been inside yours. It exists to distribute property tax fairly. It is not a market price, and it is routinely out by a wide margin in either direction. Your neighbor that sold could have completed renovations, but you didn’t.  This obviously affects your property’s valuation.

Online estimate tools have the same problem with worse data. They cannot see that you redid the kitchen, and they cannot see that the house two doors down sold low because it needed a roof. The estimator on this site will give you a starting number in about a minute, and it is genuinely useful for that. It is not the same thing as an evaluation.

A home evaluation is done by someone standing in your living room who has been inside the comparable homes. That is the difference, and in a market this size it is a big one.

When is the right time to book one?

  • Earlier than most people think.

If you are thinking about selling in spring, book in fall or winter. That gives you months to do the work that actually pays back instead of rushing it in April.

If you are about to renovate, book before you spend the money. Some upgrades return most of their cost here and some return almost none, and the order you do them in matters.

If you are just curious, book anyway. Knowing your number is how you decide whether to refinance, buy the second property, or stay put.

If you have already listed with someone and it is not moving, an evaluation tells you whether the problem is the price or the marketing. Usually it is the price, and what overpricing does to a listing compound every week it sits.

How to book, plainly

  1. 1. Online. Fill out the request on the home valuation page. Takes about a minute.

  2. 2. Call or text. 778-715-9988.

  3. 3. Email. [email protected]

Include your address and a rough idea of your timing. That is enough to get started.

Common questions about home evaluations in Fort St. John

  1. Is a home evaluation free?

Yes. There is no cost and no obligation to list. It is not an appraisal, which is a formal report you pay for and which lenders order for financing purposes.

    How long does it take?

The walk-through itself is short. The pricing work happens afterwards, using solid data from comparable Fort St. John properties, and you get the range back shortly after the visit.

Do I have to clean the house first?

No. Condition gets assessed on what is permanent, not on whether the dishes are done. You will get staging and preparation advice separately, and that is a different conversation from pricing.

Will the evaluation match my BC Assessment?

Often not, and that is normal. Assessments are calculated in bulk as of July 1 of the previous year for tax purposes. Market value is what a buyer will pay for your specific home today.

What if I am not selling for another year or two?

Book it anyway. Long lead time is an advantage, because it means preparation work can be spread out and timed to the market instead of squeezed into the month before listing.

Can I get a number without anyone coming to my house?

You can. The online tool will give you an estimate in about a minute and send you a report. It will be less precise than an evaluation, because the things that move the price most here are the things nobody can see from the street. Plenty of people start with the online number and book the walk-through once they are closer to deciding.

How long is a home taking to sell in Fort St. John right now?

Across June, July and August 2026, the median time from listing to an accepted offer ran between 12 and 19 days, averaging about 16. That is time to an accepted offer, not to completion, and condition and pricing move it far more than the calendar does.
